Preparing to Let
Letting a property is a good way to generate income, however the property must be let in a good standard and both Landlord and Agent must ensure the following:
Landlord
Property to be redecorated if required and cleaning to be carried out at the start of the tenancy. Furnished properties should have furniture that complies with regulations.
Instruct a suitable agent to value your property, select the service you require, sign the Fees and Terms of Business and provide ID and proof of ownership of the property.
If you reside oversees, you will need to log in to the HMRC website to complete the Non Resident Landlord form (NTL1) to prevent tax being deducted in the UK.
Provide a Landlord mortgage consent form and freeholder consent if the property is leasehold.
Provide an up to date Gas Safety Certificate. Lets Rent Cambridge can assist with this.
Provide an Energy Performance Certificate (EPC). Lets Rent Cambridge can assist with this.
To advise the council and all utility companies that the property will be rented.
To provide at least two full sets of keys.
Letting Agent
Complete all paperwork and legal documents.
Market the property.
To carry out viewings.
To take out references and credit checks.
Prepare the tenancy.
Taking first rental payment and security deposit and to protect deposit in a registered deposit scheme, as required by law.
